Even if you choose to go the self build route engage a qualified architect for a preliminary consultation. Your architect will outline the full range of services he can offer, and you decide what your particular needs are.  You may select a reduced service and maybe only take ideas and advice and then proceed without the architects further involvement.

The most important element is design.

Good design will take time, to achieve the extension or light filled home of your dreams do not rush the design process, a few weeks extra effort here is well rewarded and avoids regrets and ultimately is cost saving.  Make a clear design brief at the outset of the project, go thro each room and list the items that room will need, look at how you work and move within the space you currently live in, once you have a well laid out brief visit the site and see how you will make the best of what the site has to offer in terms of solar gain, views, prevailing winds and so on.

Your lending agency will require your architect to certify the works.

Lending Agencys, bank etc will require you to engage an architect or engineer to supervise and certify the works at variouse stages throughout the build, there are usually six stages, open foundations, floor level, wallplate level, roof level, first fix and second fix. 

At each stage the architect / engineer will "sign off" on the works and issue a cert to the bank who will then issue funds to you to pay the contractor.  At the end of this process if all works and planning conditions have been complied with the architect / engineer will issue an opinion of compliance.

Ensure you understand the terms of the loan taken out, banks will generally withhold a percentage of the agreed loan until full completion is reached, read the small print, if you need more advice call us today.

Building Energy Rating. How efficient is your home?

A Building Energy Rating is required for all new homes or where buying or renting. This is essentially a means of rating the energy efficiency of your home (proposed or existing) on a scale measured from A to G, with A being the most efficient.

Designed to save you money!

Consider use of high levels of insulation, solar panels, heat pump, consider stoves rather than open fires, ask your architect.

Preparation of detailed drawings

Well prepared documents and drawings will tie down the price at tender stage. Make your mind up on the detail / finishes etc. before work commences, this approach will eliminate unforeseen extras during the build.
